  • Time windows instead of exact install dates early.
  • They won’t promise final cost until scope is clear.
  • A 50% deposit at signing can be normal when it’s tied to a clear written scope and material selections.

Red flags

  • Pressure to sign immediately with vague scope.
  • No written scope, payment terms, or warranty details.
  • Dodging basic questions (“we’ll figure it out later”).
  • A large deposit when scope is vague or missing, or terms aren’t in writing.

How to stay in control (without becoming “that customer”)

  • Get the scope in writing: what’s included, excluded, and assumed.
  • Ask for decision deadlines: what choices affect price and schedule.
  • Confirm communication rules: who to contact, response times, and updates.
  • Clarify payment triggers: what each payment covers (order, start, milestones, closeout).
  • Understand change orders: what triggers them and how they’re approved.
  • Protect your downtime: plan for access, noise, debris, and daily routines.
